Summary

In order to reconnect the site with its original residential use, the Proposal will bring a total of 397 dwellings, all compliant with National Space Standards, 30% affordable and 70% dedicated to the open market. At ground floor, the Proposal has the ambition to reactivate the commercial use that has been eroded. Located along Malago Road and Dalby Avenue it will provide immediate frontage to the main route where the acitivity is concentrated. During night-time, active frontage will animate and illuminate the street and improve the safety of the exisitng pediedtrian routes. The Proposal retains the existing green space and extends on its eastern side. It would be enclosed on the west by Building 1, on the east by Building 2 and on the south by Building 3. The Green will provide an opportunity to create a central space receiving landscaping in the context of the river restoration. Currently overgrown, the newly defined Green with dedicated amenities will fulfil its potential for leisure and provide a sense of place and safety for the neighbourhood.
The new central space will encourage cross north-south links through the site particularly from Malago Road and Dalby Avenue toward Bedminster Station. The existing cycle path will be enhanced along Building 1 whilst a new pedestrian route will be created along Building 2, reconnecting Bedminster with East Street for all users. Between Building 3 and the River Malago, connectivity will be improved with a new cycle path leading to the Bedminster station from the East.
