Summary

The porject consists in the demolition of existing building, and erection of a ’tower’ with commercial accommodation ground and residential accommodation organised over 33 floors above. Conceptually the massing seeks to integrate with the existing building heights. This is achieved with a sweeping effect along the adjacent streets that ascends as it wraps around the square
The ‘gateway’ nature of the site approaching the city from the East is a constant therefore this face of the building will be particularly visible when travelling into the City Centre from the East, via commercial street or the public tram services. In response the design team have paid additional attention to the articulation and expression of the façade so that this prominent face is broken down and does not appear bulky.
