Summary

The redevelopment offers an opportunity to introduce physical permeability through the site by extending the ‘grain’ of adjoining street and the pedestrian street within the adjacent development.
A new public square is proposed at the confluence of the grain extension which will be at the heart of the re-development and apartments are arranged around common private courtyards. Strategically, the proposals seek to re-define the street edges either by retail space or front door apartments. The massing acknowledge the height of the future developments next to the site as well as the widths of the adjacent street and orientation to public realm, so as to optimize on sunlight penetration into the residential courtyards.
